Role Summary

The Land Acquisition Sr. Specialist leads and manages the due diligence, negotiation, and acquisition of land required for power generation projects and related infrastructure. The role ensures that land transactions are executed efficiently, transparently, and in compliance with legal and regulatory requirements while protecting the company’s commercial interests.

The position supports strategic land banking initiatives and oversees land acquisition processes from site identification to title transfer, coordinating closely with internal teams, government agencies, and external stakeholders.

Key Responsibilities

1. Land Acquisition and Due Diligence

  • Lead complex due diligence activities for land acquisitions, including verification of titles, tax declarations, ownership history, and land use restrictions.
  • Identify and assess legal, commercial, and regulatory risks associated with land acquisition and develop mitigation strategies.
  • Coordinate surveys, appraisals, and other technical studies necessary to support acquisition decisions.

2. Negotiation and Transaction Management

  • Lead negotiations with landowners, brokers, and stakeholders for high-value land acquisitions.
  • Structure land acquisition strategies that balance project timelines, cost considerations, and risk management.
  • Manage confidentiality and strategic positioning during negotiations.

3. Contract Execution and Title Transfer

  • Manage documentation and execution of land acquisition agreements such as Contracts to Sell, Deeds of Absolute Sale, and related instruments.
  • Coordinate with the Registry of Deeds and other government agencies for the successful transfer and registration of land titles.
  • Monitor compliance with agreed payment terms and ensure timely completion of land transactions.

4. Government and Stakeholder Coordination

  • Build and maintain working relationships with DENR, DAR, LGUs, Registry of Deeds, and other government agencies involved in land acquisition processes.
  • Liaise with internal teams including Legal, Finance, Project Development, and Engineering to support project land requirements.
  • Engage with communities and private stakeholders when necessary to facilitate land acquisition activities.

5. Land Banking and Strategic Site Development

  • Identify and evaluate potential sites for future project development and land banking opportunities.
  • Conduct preliminary market and regulatory assessments to support strategic land acquisition planning.
  • Provide recommendations on land acquisition strategies to support business expansion.

6. Risk Management and Compliance

  • Ensure all acquisition activities comply with national and local laws governing land ownership, land use, and taxation.
  • Monitor regulatory developments that may affect land acquisition activities.
  • Support internal governance processes and documentation requirements for land transactions.
